Our extensive experience of dealing with litigation and / or expert witness testimony matters may involve the analysis of another "professional’s" previous work.

 

As members of the Independent Surveyors Association and the Royal Institute of Chartered Surveyors we are qualified and have extensive experience in these matters having acted on behalf of many clients in the past 10 years.

 

Building Surveys

Litigations

A building survey (once know as a structural survey) is ideally suited to an older style property and includes a complete "no damage" inspection listing all serious defects which are visible at the property.

 

The building survey normally includes an inspection of the sub floor timbers (where possible), and will obviously include a detailed inspection of the roof void, drainage system, check for dampness, subsidence, beetle infestation attack, rot decay, condition of joinery, condition of internal fittings and also a comment upon the condition of the services.

 

To compliment our building survey service we can also arrange for specialist services and tests, such as electrical reports, plumbing reports, drainage tests, dampness and timber defect reports.

 

Based in Hampshire we also operate throughout the south of England, the New Forest and west London

 

Dilapidations

We are able to prepare Schedules for both the landlord and tenant in respect of dilapidation’s and other works on commercial premises.

 

Pre-sale survey inspection

Are you thinking of or have you recently placed your house on the market, but are concerned that there may be defects which a potential purchaser could exploit in order to re-negotiate the purchase price downwards. If this is the case you should be instructing Robin Austin Surveyors Ltd to carry out a pre-sale survey inspection.

 

A pre-sale survey inspection puts you in the driving seat by informing you of not only the most significant, but also the less significant defects which may have an adverse affect upon your property’s saleability and therefore value.

 

The ‘bullet point’ inspection will also provide you with a guideline for the cost of remedial work which should assist you with your sale negotiations.

 

The document can also be used to counteract a claim by the purchaser that there are significant defects with your property.
